The proposed project is an adaptive reuse redevelopment of an underutilized vacant industrial building in Baltimore MD. Tranforming the propoerty into approximately 30 affordable hosuing apartments, designed to accommodate a range of households with a unit mix comprised of 1-3 bedroom units.
Residential amenities will be primarily located on the first floor to include mailroom with smart lockers and an oversized package room, fitness center, and clubhouse/lounge. Additionally, tenant and bike storage will be provided on the lower basement level. The project will be served by one elevator and 2 stairwells.
The development will include approximately 5,000 square feet of ground-floor retail, delivered as a warm-lit shell. Intended to support neighborhood-serving commercial uses such as an early childhood education center and cafe/art gallery.
In addition to the existing structure, the property is serviced by two out-lot parcels, initial programming aims to maintain the larger parcel as off-street resident parking and the remaining vacant lot would be converted into a playground for the daycare center.
